Wayne Salmans Newsletter - Autumn 2008

Wayne Salmans Newsletter - Autumn 2008

Dust off those ice-scrapers! The termination dust has settled and now we prepare for the inevitable. We are lucky to be Alaskans, since winter has its own set of adventures that we can look forward to.

The contrast in temperature was unmistakable several weeks ago when I traveled to Austin Texas for Real Estate training. I was clutching my Aquafina for dear life, and praying that each up and coming water fountain wasn’t going to fizzle into a heat mirage. 90+ temperatures squelched my complaints about the cool summer we’ve had up here…it could be worse.

Keller Williams Mega Camp was absolutely phenomenal. I had the privilege of being taught by John Maxwell and meeting him. I gleaned a lot of valuable insight from many other great leaders in the industry.

The main focus of the event was the current state of our market, and how to get through the slump! I am better equipped on how to sell in this market, the national and local economy, and creative ways to help people get out of homes that they really can’t afford anymore.

I was honored to be able to speak on two occasions, the first time in front of a 4,000 plus crowd. It was quite an experience and I hope to become a better and better leader with time.

It was a fantastic trip, although I am excited to be back and put some of my newfound knowledge to work for me.

Who do you know that is considering selling their home, but may be hesitant about our market or their financial state? Give me a call or send me an e-mail! I’d love to help them through it!

Sincerely,
Wayne L. Salmans

Wayne Speaking at Mega Agent Camp in Austin, TX, to over 5,000 of the top real estate agents in the nation.

Dairy Queen

My sources tells me that Dairy Queen is going in next to McDonalds in Wasilla.
This is unconfirmed but I think I gained about 5 pounds just hearing it.

Dear Friends,

The summer is coming to an end and it is time to write you all once again. Time seems to have disappeared with the sun these last few months. I feel as though I blinked and missed most of it! Below I have captioned a few things that I actually do remember happening, if for nothing else, to have literary record that there really was a summer 2008.

The Family
Life on the home front is full of much laughter and many tears. We have a 2 ½ year old, need I say more? I didn’t realize a human being was capable of such enormous and instantaneous mood swings! Yet, beneath all the tantrums and showers of kisses is a little boy I couldn’t love more. The youngest is equally wondrous, but a lot easier on the ears! He’s quiet, cuddly, and ridiculously good looking, which is probably why my wife swears he takes after her. Hanna ran her first ½ marathon this summer, started painting, and is busy with life in general. If I ever feel like pulling my hair out, I just spend a day or two doing what she does. I’m so glad she takes care of us boys.

The Business
Thanks to you, this has been a good year so far. One of my great joys is receiving referrals from my past clients. Thank you for trusting me with your friends and family.
This week I am heading to Texas for a week of training. I’ll be at an intensive Keller Williams Conference where I will be able to network and learn valuable information about our market and Real Estate. I want to be the kind of person who is always learning. It helps me, my business, and ultimately my clients and co-workers. My assistant will be here to hold down the fort while I’m gone. If you have any questions, give her a call.
Aside from my Keller Williams world, I am involved in a branch of Business Networking International. There are several BNI groups in Alaska that have been extremely effective. After a lot of research, I decided to start one myself. Our group has reputable and outstanding business men and women. We meet once a week. It’s an awesome system for giving and receiving business referrals. If any of you are interested in learning more about it, give me a call!
The Market
Many of you have heard me say that the real estate market is not national- it’s local. So here are some of the local highlights:

-We are the only state that has appreciated since the “peak” in 05!!!
-Our Valley job growth of 3.9% is 3 times the national average.
- In the state we created 1,700 jobs in the last 12 months 648 of those jobs are here in the valley.
- Since 2002 our average property values have gone from $150,000 to $225,000.

All that said, I won’t pretend that we don’t have many people struggling to get out of their homes. Those that struggle the most in this market are people who bought homes with “time bomb” loans and after their interest rates adjusted they could no longer afford their homes. Even though our home prices have increased in the last three years, there are a large number of homes on the market which makes it difficult to sell some certain homes without a loss. This year I have made it my goal to help as many people out of this situation as I can. I have been able to help people get out of their homes and not lose their shirts through “short sale”, “early payoffs”, and a lot of hard work. If you know some one in this position please let me know. I may be able to help them avoid foreclosure.

I am so thankful to have all of you in my life and hope that you have had a profitable and fun summer. Thank you for all your support!

first-time home buyer tax credit designed to stimulate home sales. - $7,500

Great news for any 1st home buyers that closes on a home after April 7th this year.
Opportunity of a Lifetime for First-Time Buyers
President Bush signed the Housing Bill into law yesterday morning. The tax credit ended up being capped at $7,500. This web site answers many questions about the first-time home buyer tax credit designed to stimulate home sales.
http://www.federalhousingtaxcredit.com/index.html
For aspiring home owners who find their goal stubbornly elusive, newly enacted legislation providing a tax credit of as much as $7,500 for first-time home buyers might just be the opportunity of a lifetime. But like so many of the good things in life, time is of the essence for buyers who want to take advantage of this outstanding opportunity. Only homes purchased on or after April 9, 2008 and before July 1, 2009 are eligible. Use the links below to learn more about the tax credit.
Thank you to Christy Hudson a Mortgage Loan Originator for Residential Mortgage LLC, for providing this great information. You can e-mail her at hudsonc@residentialmtg.com

"I will live out my imaginations – not my history."

This not real estate its personal --- Take moment to read.

"I will live out my imaginations – not my history."

Often near the end, you will hear people lament about the shortness of their lives; about all the regrets and ways they wish they had to live over again. They wonder, what the busyness of life had really produced, what had they to give their children, how would they be remembered?

While you cannot control the short time God gives you on this earth, YOU are in control of your life you do have. No matter how many different forces there may appear to be which seem to influence or even dictate parts of your life, there are always parts which you have control. If you decide what it is you want out of your life, you can build a powerful life. It’s your life. Not hers. Or his. Or theirs. YOURS. So take charge.

If you want to happen to life instead of it happening to you, you’ll need to focus. You’ll need to know what you want the end result to look like, and how you can get there.
Here’s two things that I do every year to help regain focus. Take 10 minutes to write out these glimpses of your future and you won’t regret it.

1) Your Eulogy. What is said of you, when your book has closed?
________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________

2) A legacy letter. Imagine that you have just died. The funeral has been held, your eulogy spoken, and all of your loved ones are at home. ____________(spouse, child) has gone to a back bedroom and is sitting on a bed, grieving. They notice a letter beside them. The letter is from you. Now, what do you want to tell them?

Now, do what it takes to end where you want to end. Own your life.

Newsletter

The Wayne Salmans

March 2008 Newsletter

Dear Friends,

Happy March! It’s Saint Patrick’s Day as I sit down to right this. It’s a beautiful day and the hope of spring is in the air! I am so glad that I fell for an Alaskan woman. Days like this I love living in the Last Frontier.

Everybody has a hierarchy in their life of the things that are important to them. For me, the three first things are God, Family, and business. Here are a few March highlights of each of those:

1) God

This last month was amazing. I’ve really seen God provide for people this month. I was asked to lead a mission’s team of teenagers from my church to Mexico. Three days before

we were scheduled to leave we were several thousand dollars short of what we needed to make this trip a go. With in those 3 days, miraculously, money poured in from all sorts of places and we ended up having about $2,500 surplus which we will put toward the next trip.

Our team had a lot of fun paying for and building a home for an impoverished family. We got to meet all the members of the family and build a relationship with them. It was really an amazing experience to bless complete strangers. The teens learned a lot about sacrifice and giving. I’m definitely looking forward to leading another group!

first family we built for. our Team

2) Family

The only drawback to my Mexico trip was that my wife couldn’t come with me. She would have loved to get her fingers dirty with the rest of us, but someone had to look after our two little rascals. Hanna is busy getting in shape after the birth of our 2nd. She’s lost about 40 pounds the last few months and is busy training for a half-marathon this summer. I have to say; when she beat me at arm wrestling I knew it was time to join the gym. We’ve started working out together and it’s been really fun.

March is also our anniversary month. It’s been five years, and I love her even more now than the day I married her.

Maddox is three months old now and is enough to melt your heart. He’s gotten really good at smiling and is right on the verge of breaking into laughter. You should see his fat little legs.

Gideon is busy as ever. His new thing is wearing Hanna’s high heels. I must have looked a little worried the other day because Hanna started assuring me he was just copying her and doesn’t know the difference between women’s and men’s shoes yet! Oh, the anxieties of a new father!

3) Business

Although this winter the Real Estate market has stayed fairly steady around here, this month I’ve seen the pace pick up. Spring is in the air, and people seem to respond to that. We aren’t seeing as many new homes built at this time as we were a year ago, which is allowing some of the existing homes to have a better chance of selling. With the headlines all over the world, people seem fearful of the current market. I believe however, that the majority of homes, if priced right and presented well, will sell. I’m working hard, and seeing steady results. Lastly thank you again for all your referrals. They are always appreciated and they show me that you trust me with your friends and family.

I am thankful to know so many fantastic people and have you all in my life.

Year Totals for the Mat-Su Valley Residential

Here is what’s happening in our area:

Year Totals for the Mat-Su Valley Residential

Number of Sales
06 2,176
07 1,491
Average Price for Wasilla
230,641
Active Listings (homes that are for sale today)
678

Average Difference Sale Price to List Price
-$4,800
Average Days on Market
75

Even though our market is down about 24% our market continues to be strong.
Homes that are priced right and in good condition continue to sell quickly.

Wayne’s Recommendation:

If you’re buying a home, it is important that you work closely with an experienced agent who understands what’s going on with the real estate market and local economy. I will be able to advise you on how to get the most for your money and what homes you may want to avoid, as there are homes on the market that are not priced at their fair market value.

If you’re selling your home, it’s also important that you work closely with a highly-motivated agent who understands what’s going on with the market and local economy. Your goal is to net top dollar – which you may not achieve if you over price or under price your home.

In 2007 I sold over $11,000,000 in real estate and I would love to sell your too.
Please don’t hesitate to contact me by telephone or email – even if all you have is a question.

Have a great day!
